Cannes is truly one of a kind! No other destination in the world can boast – along an idyllic beach – such a rich heritage of historic buildings, 39 four-star and 7 five-star hotels, a Palais des Festivals with an international reputation that extends far beyond the world of film, a range of gourmet restaurants that it would take more than a lifetime to experience in full, and four harbours that are home to both the traditional wooden boats known as “pointus” and the world’s most luxurious superyachts... all just a stone's throw from Europe's leading technology park, Sophia Antipolis. Proud of its Provençal roots, Cannes makes a point of highlighting the authentic character of each of its neighbourhoods, from La Bocca to Pointe Croisette via the narrow streets of Le Suquet, which keeps watch over the town and its traditions from high up on its promontory.

Whether it’s a villa or an apartment, renting a property in Cannes and its surroundings (the Cannes Pays de Lérins urban area groups together four other municipalities, Le Cannet, Mandelieu-la-Napoule, Mougins and Théoule-sur-Mer) should be considered on a case-by-case basis given the broad range of choice! Between the plush apartments on the Croisette, the ultimate being penthouses, the immense villas up in the hills of Cannes Californie and Super Cannes, the private mansions and the Art Deco houses in the historic town centre, there is something to suit the goals and requirements of all French and international clients. The most important factor being in all seasons! Because Cannes and its surroundings are active year-round, well outside of the two weeks of the Film Festival and the tumult of the summer months. So it’s only natural that rental prices per week or per month vary drastically depending on the period in question and what’s happening in terms of events. Indeed, staying in Cannes out of season is an option more and more clients are choosing, even if it means setting up a home office, because let’s face it, the mild climate provides a delicious alternative to the wintery cold of northern Europe (you can easily swim in the Mediterranean in the middle of winter if you’re wearing a wetsuit!). The weather is also a magnet for golfers, with 10 courses within putting distance, so to speak, of the Croisette, including the famous Royal Mougins Golf Resort, Terre Blanche and Opio Valbonne. All destinations worth considering in themselves for a seasonal rental property!
The proximity to Nice Côte d'Azur Airport (25 minutes by car from the Croisette) is also undoubtedly a factor in the attraction of Cannes among this clientele. But one of the town’s greatest attributes has to be its dining, encompassing not only establishments that have taken on the status of institutions thanks to generations of excellence when it comes to preserving the regional cuisine but also Michelin-starred restaurants promoting Mediterranean food to the highest global standard. Worthy of a mention (in no particular order) are La Palme d’Or, within the Hôtel Martinez, the kitchen of which was recently taken over with brio by media-sensation chef Jean Imbert, Aux Bons Enfants, a Provençal bistro where the Giorsetti family has transformed local fishing into an art, and La Môme, somewhat of a new arrival just off the Croisette whose chic and relaxed atmosphere has made it a centre point for evenings out in Cannes. The list could go on and on...
Whether they choose the centre of Cannes or prefer the hillsides, opt for Théoule-sur-Mer for its enchanting colours, Mougins and its hinterland for an authentic Provençal experience or Mandelieu-La Napoule for its aristocratic elegance, rental clients are unanimous when it comes to demanding impeccably renovated and fitted out properties. Demand for villas revolves around both contemporary design and a return to the authentic, while the must for apartments are vast reception rooms, sea views and terraces that can truly be used as extensions to the indoor living spaces. One thing is sure, Cannes is more than ever a sound investment in the world of luxury property rentals!
