Investments, on the one hand, through our communication and marketing budgets offering an unrivalled showcase for each property (targeted advertising on the widest range of websites and in the specialized international press, multiple agency magazines, international promotional trips, proactivity on social networks with our community managers, ...), and through the synergy between our different agencies located at the finest addresses (with the financial commitment that accompanies this positioning) in the South of France and Paris.

Key to our success, on the other hand, is the activation of all our exclusive clients and partners, both French and international, who have been faithful to us for over 50 years. Activation based on fee-sharing agreements, enabling us to reach first-rate buyers and tenants. Not to mention the promotion of our principals' properties on the exclusive Monegasque common file, accessible to all clients of real estate agencies based in the Principality.

  • Sale of plots of land: 8% excl. VAT, payable by the seller
  • Seasonal rentals: 20% excl. VAT of rent, payable by the lessor

Paris and its surroundings

  • Sale of villas and apartments: 5% excl. VAT, payable by the seller
  • Sale of plots of land: 8% excl. VAT, payable by the seller

Rental

Rental fees payable by the lessee :

Empty lease, or furnished lease subject to law n°89-462 of July 6, 1989 :

Fees for visiting the property, compiling the file and drafting the lease: 12€ incl. VAT/sq.m.

Entry inventory of fixtures fee: 3€ incl. VAT/sq.m.

- Leases governed by the French Civil Code (second homes and company leases): 10% excl. VAT of annual rent excluding charges.

Rental fees payable by the lessor :

Fees for negotiating, visiting, preparing the file, drafting the lease and carrying out the entry inventory of fixtures: 10% excl. VAT of the annual rent excluding charges.

Retail premises

Commercial premises for sale:

  • 6% excl. VAT, payable by the seller in the South of France
  • 5% excl. VAT, payable by the seller in Paris and surrounding area

Sale of goodwill or leasehold rights:

  • 10% excl. VAT, payable by the purchaser

Rental - Commercial lease:

  • 30% of annual rent, excluding charges, payable by the lessee

Monaco

  • Sale of villas and apartments: 5% excl. VAT, payable by the seller + 3% excl. VAT, payable by the purchaser
  • Rental: 10% excl. VAT of annual rent payable by the lessee
  • Sale of business or leasehold rights: 6% excl. VAT, payable by the seller + 3% excl. VAT, payable by the purchaser
