Extending mainly over Saint-Raphaël, Roquebrune-sur-Argens, Puget-sur-Argens, Les Adrets de l’Esterel and Fréjus, the Esterel is a rugged landscape of red rock covering 32,000 hectares (79,000 acres) of steep-sided coves, jagged ridges, public woodlands and juniper maquis (scrubland). This volcanic massif once formed part of the African continent and was torn from it 250 million years ago, at the same time splitting from what is now Corsica, which can sometimes be spotted in the distance. Nestled between the Mediterranean Sea and the limestone landscapes of Provence, the Esterel is a paradise for hikers, horseback riders, walkers and all lovers of unspoilt nature – a nature so unspoilt that, close to the Var coast and yet far removed from the modern world, time seems to have stood still.

Each of the five municipalities that form the Esterel, grouped together since 2013 within a single district authority by the name ‘Esterel Côte d’Azur Agglomération’, offers its own distinct landscape as far as real estate is concerned. Because the offering is astonishingly varied, ranging from luxury villas with at least four bedrooms, a swimming pool and panoramic views over the Esterel and/or the Mediterranean, luxury properties – often former estates that have been remodelled and modernised with up to 10 bedrooms or more and generally located up in the hills –, recent apartments with large terraces in residences with a concierge, to apartments on the sea front or opening straight onto a harbour, such as in Fréjus. Which makes it difficult to give an indicative price encompassing this huge variety but, on average, family apartments close to the coast will have an asking price between €6,000 and €10,000/sq.m, villas with a swimming pool will start at around €600,000 in Fréjus, while luxury properties will be listed from 2 million euros and can reach much higher prices in exceptional cases (e.g. extensive grounds, commanding views, direct beach access). It goes without saying that prices are lower in Roquebrune-sur-Argens, which is set back from the coast, than in Saint-Raphaël, which is by the sea. French and international clients are generally drawn to either contemporary-style properties or traditional residences, provided that they have been brought up to date in terms of comfort and amenities (air conditioning is always an asset!).
Buying a property in the Esterel is a great choice for lovers of untouched nature, providing the opportunity for year-round hiking, horseback riding and mountain biking (electrically assisted, if possible) – bearing in mind that while motor vehicles are permitted on 42 kilometres (26 miles) of roads, 100 kilometres (62 miles) of mountain bike trails, 100 kilometres (62 miles) of bridle paths and 40 kilometres (25 miles) of footpaths have been created across the massif. All just a few minutes from the beaches!
