Luxury real estate in MEGEVE

At the foot of Mont Blanc, between forests and pastures, Megève is a name that instantly conjures up images of mountain luxury, glamour in all seasons, haute cuisine and glossy social life. Before becoming one of the world’s most chic ski resorts, Megève was a small agricultural village that takes its name from the Celtic mageva, meaning “in the middle of the waters”. The Megève we know today evolved in the wake of World War I when Baroness Maurice de Rothschild, also called Baroness Noémie, a mountain enthusiast, fell for the charms of Megève and decided to move to Mont-d’Arbois to develop a ski resort to draw the crowned heads of Europe, wealthy industrial fortunes and Parisian artists. And the rest is history, as they say!

Megève, where sport, elegance and art de vivre reach new heights

Horse-drawn carriages, cobblestone streets, high-end chalets, luxury hotels, Michelin-starred restaurants and prestigious boutiques... behind this idealised image is a mountain village that has preserved its authenticity and, most of all, is filled with life year-round, unlike ordinary ski resorts. Because in addition to its two ski areas, Megève also has a Concours d'Elegance competition for outstanding cars in winter, a golf course in summer and a food festival, Toquicimes, in autumn, a reference in noble mountain cuisine that showcases the richness of its terroir and the expertise of its artisans.
In terms of sectors and neighbourhoods, it’s simple, you can't go wrong in Megève! Whether it’s the town centre (at an altitude of 1,113m or 3,650ft ), Le Jaillet (1,580m or 5,180ft), Rochebrune (1,754m or 5,755ft) or Mont-d’Arbois (1,825m or 5,985ft), there is an abundance of luxury chalets and upscale apartments. The crème de la crème, of course, is a large ski-in-ski-out family chalet in Mont-d’Arbois or Rochebrune. It’s all a question of taste – some buyers have their hearts set on a view of Mont Blanc (in Le Jaillet, for example), while others want direct access to the ski slopes (from Mont d’Arbois or Rochebrune). For winter sports lovers, the resort naturally has two ski areas with access from the village centre, with the Rochebrune mountainside, Côte 2000 and Mont d’Arbois, connected to Saint-Gervais-les-Bains, on one side and on the other, the Le Jaillet mountainside, part of the Portes du Mont-Blanc and connected to Combloux. In other words, 400km (250 miles) of slopes, plus 14 backcountry ski trails and 40km (25mi) of cross-country skiing.

The best of Alpine gastronomy

So what about prices? They are naturally high, given the level of excellence in Megève. Apartments in the centre are particularly in demand, earning them a minimum price tag of €13,000 per square metre. Chalets, meanwhile, are listed at slightly over €16,000 per sq.m for the most luxurious among them especially, in Mont d’Arbois. Supply is rare (and costly) in the very high-end range, however, so buyers are increasingly turning to the neighbouring resorts of Combloux and Saint-Gervais. The clientele is traditionally a mix of French and foreign families, for the most part Swiss or expats living in Geneva, only an hour away.
If there’s one thing that is taken very seriously in Megève, it is the art of entertaining. French art de vivre is a tradition rooted in the history of the resort since Baroness Noémie, and particularly under the initiative of the Sibuet family who revolutionised the mountain hotel industry with Les Fermes de Marie. One of the summits of Alpine cuisine can incidentally be found on Route du Leutaz, at the restaurant Flocons de Sel, awarded three Michelin stars !
