Description

SOLE AGENT

In the heart of the historic district of Valescure, this palladian-style villa attributed to architect Pierre Aublé is a remnant of the glorious period in Saint-Raphael at the end of the 19th century. Ideally located 8 minutes from the Old Port and 2 minutes from the golf courses, the property offers discreet luxury in a park of 8,828 square meters planted with cork oaks, phoenix and washingtonia palm trees, cedars and cypresses.

Listed as a Saint-Raphaël heritage site, this villa underwent major renovations in 1999 to modernize the interiors while preserving its character and certain period features such as the fireplaces, ornamental paintings and the plant fresco under the eaves. Elegant and refined, this beautiful residence with a total surface area of approximately 430 m² offers large living spaces with high ceilings and high quality fittings.

On the ground floor, the entrance hall leads to a large south-facing living room, a guest bedroom with its shower room, a library and the kitchen with its dining area which opens onto a covered terrace. On the south side, the gallery that borders the large living room with its square pillars with Tuscan capitals leads to a terrace from which you have a view of the sea, the Argens plain and the Maures mountains. The upper floor is composed of 3 bedrooms, 2 bathrooms and a large study which open onto two large terraces. The study offers beautiful volumes and could easily be rearranged as a bedroom or a suite according to your desires.

A large swimming pool and its beach extend the ground floor gallery and offer a place for relaxation or reception depending on the occasion. The caretaker's house and the basement offer additional spaces to be renovated and fitted out at the convenience of the future owners.

The exquisite charm of the luxury of yesteryear with all modern comfort.

Terms & Conditions

  • What are the stages in the purchasing process in France?

Once you have visited a property and made up your mind, you sign a binding offer to purchase, setting out the essential conditions of sale. The file is then entrusted to a notary for signature of a promise to sell (“compromis de vente” or “promesse unilatérale de vente”). The notary then carries out a number of checks to provide the necessary legal security for the transaction, before signing the final deed of sale.

  • How long does the acquisition process take in France?

Although each case is different, not least because of the notarial considerations involved, it generally takes 3 to 4 months from the signing of the offer to purchase to the handover of the keys.

  • What are the acquisition costs in France?

Agency fees are included in the sale price.

Conversely, notary fees are payable by the buyer in addition to the sale price. The calculation of notary fees depends on a number of parameters (geographical location of the property, whether or not the property has furniture already been sold, whether or not the buyer has taken out a bank loan, etc.), but they are generally around 7% of the purchase price. Reduced notary fees may apply to new properties sold by professionals.

  • Do I have to pay a deposit when I sign up?

A security deposit, usually set at 10% of the sale price, must be paid into the notary's account at the same time as the promesse de vente is signed.

  • What support do you offer?

Tailor-made support and advice for buyers, from the initial visit to the final sale, are at the heart of our commitment:

    • sales support to answer all your questions
    • legal and tax support to help you structure and carry out your purchase
    • banking support to help you find the right financing if necessary
