The city of Paris is divided in two by the River Seine that crosses it from east to west. To the north, the Rive Droite (or Right Bank), and to the south, the Rive Gauche (Left Bank). A partition that is far from equal in terms of statistics, the Left Bank being home to around 600,000 inhabitants over 2,650 hectares (6,550 acres) and the Right Bank home to 1.5 million inhabitants over 5,130 hectares (12,675 acres). While generations of Parisians, both ‘native’ and adoptive, have fought over which bank most deserves their favours and the accolade of the most liveable arrondissements, the picture has significantly changed since the ’00s, especially when it comes to high-end real estate.

Real estate professionals have noted a gravitational shift in neighbourhoods favoured by wealthy clients to the east. An interesting phenomenon on the Rive Droite, whose once popular and relatively affordable arrondissements have been adopted by a new, young and hip clientele. In particular the 10th, 11th, 18th and 19th  arrondissements, where prices are naturally high, even exceeding those of the more classic 18th and 18th arrondissements. So does that mean the traditional bourgeois neighbourhoods have fallen out of fashion? Not exactly. Paris is not afraid of paradoxes, and to add yet another, its property market as a whole sees prices increase on a regular basis...
If there’s one sector iconic for its chic and family-oriented Parisian real estate, it has to be the 16th arrondissement. Not only does it have prestige going for it, but also greenery, security, upscale architecture, excellent schools... and neighbourhoods whose names are synonymous with solemnity and quality, such as Auteuil, Passy, La Muette and Trocadéro. There is an abundant supply of large apartments with the classic Haussmann features (oak floors, high ceilings, mouldings, fireplaces, etc.), as well as numerous townhouses and private mansions on particularly coveted private streets. Despite its intrinsic qualities, the 16th arrondissement is far from being the most costly in Paris, with a price range of around €13,000 to €16,000 per square metre for luxury transactions, although some exceptional properties regularly exceed the €20,000 per sq.m threshold.

The unspoilt charm of the Marais

The 8th arrondissement presents a different scenery, famous for being the location of Paris’ Golden Triangle, between the Champs-Elysées and avenues Montaigne and George V. Lined with the most prestigious luxury boutiques, high-powered international lawyers’ offices and Michelin-starred restaurants, the 8th arrondissement is often considered the area of choice for wealthy Asian and American clients. With prices over €30,000 per sq.m for apartments and private mansions in need of what can sometimes be major renovation to bring them up to date!
The 17th arrondissement, meanwhile, is a special case. It may not always have been an unwavering love affair, wedged between the 16th and 8th arrondissements on one side and the popular 18th arrondissement on the other, but today it has gained cult status when it comes to real estate. Nowadays it is the place to be for wealthy families (did I hear you say ‘boho’?) looking for greenery and problem-free circulation between the chic districts of western Paris, Batignolles first and foremost. And at prices substantially lower than those in the Golden Triangle for equivalent and even better amenities, given the greater choice of schools here.
More to the centre of this northern hemisphere of the French capital, the Marais (3rd and 4th arrondissements) is one of the rare areas to have retained its charm and authenticity. Having escaped the Haussmann urban renewal programme, it is teeming with real estate treasures that can be uncovered if you keep a close eye out for the stunning private mansions and the passageways leading to grandiose lofts. Such properties come with a hefty price tag, of course, over €20,000 per sq.m for the most prestigious among them. But the Marais is one of the areas of Paris where establishing an overall price bracket is no easy task due to the many micro-markets. One thing is sure, though, Place des Vosges is undoubtedly the most exclusive location!

The great price divide

Another case apart is the 18th arrondissement, home to the Butte Montmartre renowned the world over for its unfaltering tourist charm. Extending from the very popular neighbourhoods of La Goutte-d’Or and La Chapelle in the north to the fashionable streets (Abbesses, Lepic) at the foot of the hill and the private streets of the former artists’ village of Montmartre, it has to be the arrondissement with the greatest price divide! Its neighbour, the 9th arrondissement, in the centre of Paris’ Right Bank, has earned its stripes as the capital’s chic but pricey district, rather too much so for some... Listing all of the capital’s arrondissements and their real estate characteristics would be a momentous task, but professionals are unanimous in naming the 10th, 11th and 19th arrondissements as the El Dorados that make the Rive Droite such a hotpot of excellence, ensuring that its market value can only continue to climb in the long term.
They say it takes a lifetime to truly get to know Paris, and it’s certainly true that when it comes to property hunting, whether to buy or rent, minute knowledge of this market ruled by both head and heart is crucial!
