This balances out the average price and sometimes widens the gap between north and south. After all, as both French and foreign buyers are well aware, there are two very distinct sides to this arrondissement—prestige, on the one hand, and family life on the other—and having the right address is everything.

The northern 16th stretches from Place de l’Etoile to Trocadéro, notably encompassing Avenues Foch, Victor-Hugo, Kléber, Mandel and New York. As a result, it really is possible to combine a prestigious address with a relatively reasonable price tag in the south of the arrondissement. The clientele here is made up of young couples and retirees looking for bases close to shops, the Bois de Boulogne and the Paris ring road and at prices that have become affordable given the soar in the rest of Paris.
The dual nature of this arrondissement is evident throughout the property market. But the fact that prices are lower does not mean that the southern part of the arrondissement doesn’t also have a good reputation among a broad clientele that appreciates its peaceful lifestyle, especially since this is where you’ll find the private villas, including magnificent houses that have maintained their rustic feel such as those in the Hameau Boileau or the legendary Villa Montmorency. Having become part of the city of Paris in 1859, the former villages of Passy and Auteuil have charmed generation after generation with their rustic ambiance and chic yet unostentatious family vibe, as long as you’re looking around the Maison de la Radio or towards Rue Raynouard. Tucked along Rue Poussin is one of the jewels in the Parisian crown—Villa Montmorency, a private lane lined with exceptional houses that tend to get snapped up by the bosses of CAC 40-listed companies and stars from the world of entertainment. 
The other thing that the 16th arrondissement has in its favour is its green spaces. A quick zoom-in on Google Earth will reveal its maze of lanes and private streets lined with gardens and home to private mansions and houses designed by architects like Le Corbusier and Mallet Stevens.
